Common Home Inspection Questions

What does a full home inspection include?

We visually evaluate the home’s readily accessible structure, roof, exterior, electrical, plumbing, HVAC, interior, insulation, ventilation and installed systems under normal operating conditions.

How long does an inspection take?

Most full home inspections take approximately two to four hours, depending on the property’s size, age, condition, systems and optional services.

Should I attend?

You are welcome to attend. Many clients find it helpful to join us near the end so we can explain the most important findings and answer questions.

When will I receive my report?

We provide a detailed digital report with photographs the same day as the inspection.

Is infrared thermal imaging included?

Yes. Thermal imaging is included at no additional cost with every full home inspection and is used when conditions and accessibility allow.

Do you inspect new construction?

Yes. We provide pre-drywall, final and 11-month warranty inspections to document visible workmanship and installation concerns at useful construction milestones.

Do you provide 4-point and wind mitigation inspections?

Yes. We provide both reports as standalone services or alongside a full home inspection.

Can you inspect pools and spas?

Yes. A pool and spa inspection can be added to a full home inspection and covers accessible equipment, visible components and safety features.

Do you test for mold?

We offer air and surface sampling. Samples are submitted to an accredited laboratory for analysis. Thermal imaging and visual observations alone cannot confirm mold.

What happens if I have questions after the inspection?

Contact us anytime after reviewing the report. We will explain the findings and help you understand the recommended next steps.

Is a home inspection a code-compliance inspection?

No. A home inspection is a visual evaluation performed under a Standards of Practice. It is not a municipal code inspection, warranty or guarantee that every defect will be found.
